Located within the heart of downtown Madison and directly adjacent to the Madison Train Station, 14 Lincoln Place is an extraordinarily well situated development site. With the proposed plan of ground floor retail and premier residences above the streetscape the project will provide a much needed boost to the walkability of both Lincoln Place and downtown Madison. The proposed residential component which consists of 24 apartments and includes four affordable rate units, will enhance the economic vitality of Madison through connecting current retailers with an expanded base of residents. The target residents of the apartments are both millennials and downsizing empty nesters, of which they historically allocate the largest amount of their discretionary incomes to spending within their communities. Their residency dramatically improves the walkability and creates the much needed foot traffic that supports local business, shops and restaurants. The new high quality retail space further enhances the vibrancy of the downtown and will attract a wide range of high quality retailers which further enable the success of the community.
Timeless Development & Design
The current structure at 14 Lincoln has decayed over the 100 years of its use. The proposed project incorporates timeless design that will give a renewed polish to Lincoln Place. It was designed by Jeff Gertler of Gertler & Wente Architects. While the firm is based in Manhattan, Jeff is a Madison resident and has served on the local Historical Preservation Commission and the Planning Board. Jeff is extremely knowledgeable and sensitive to the architectural styles located within Madison and the historic downtown. The new design which stands only one foot and ten inches taller than the existing structure incorporates many design elements found in the existing building as well as many other iconic Madison buildings and blends them with modern style that meets the demands of today’s day users.
